PHYSICAL PLANT MANAGEMENT:

Work pressures, disturbances of work flow and/or irregularities in work schedule are expected. Work may be performed both indoors and outdoors during adverse weather conditions. Incumbent is required to be on-call 24 hours/seven days per week. Travel between campus/center locations and in the metro area is required. This position occasionally requires the ability to use a respirator, climb ladders and stairs, work on scaffolding up to 35 feet, and perform other activities that require strength and agility.

Physical Plant management strives for excellence in providing facilities management support for the facilities, utilities and operations in support of the University.

To maintain excellence in service and operations, the management employs well-established programs for preventive maintenance, corrective maintenance, major maintenance and maintenance reserves.

Under the direction of the Director of Physical Plant, the Physical Plant Management plans, organizes, evaluates and manages the daily physical plant operations of assigned campuses and centers in a healthy, safe and secure manner that is consistent with program needs, policies and standards. The Physical Plant Manager interacts with a diverse set of individuals including all levels of management, faculty, staff, students, contractors and vendors.

Typical Responsibilities:

  1. Providing leadership, organization and management to the custodial staff including the hiring of staff, scheduling of crew to meet cost and quality requirements, and evaluating and disciplining of personnel.  Provides education, training and development for staff.
  2. Ensuring a safe work environment through implementation of standards and applicable regulatory codes. Ensuring compliance with all environmental/hazardous waste, waste management and recycling regulations.
  3. Working with the leadership to coordinate essential Physical Plant support at special events, athletic activities, banquets and department moves and changes. 
  4. Coordinating with district maintenance resources to correct problems with heating, cooling and other mechanical systems, plumbing systems, fire and security alarm systems, elevator systems, custodial equipment and department key control.
  5. Inspecting and evaluating the quality of Physical Plant performance and support to facilities and customers. Leading formation and completion of quality improvement plans and processes, and audits results.
  6. Developing long-range plans, department policies, procedures and training plans; and preparing budgets for supplies, equipment and capital improvements, additions and building repair needs. Participating in the planning for construction and maintenance of facilities from a Physical Plant Services perspective.
  7. Preparing recommended budgets; planning and implementing improvement initiatives; monitoring plans and budgets for conformance to plans, and implementing corrective actions where required.
  8. Identifying, hiring and managing contractors for emergency and miscellaneous minor facility repairs and improvements.
